Premium Membership Terms
The terms of your Premium membership: the free first month, price, renewal, cancelling and refunds.
Version 1.0. Last updated: 3 November 2026.
1. Who we are and what these terms cover
1.1. These terms govern your Premium membership of invisible homes. Premium is a paid, optional upgrade to the free standard invisible homes service for buyers.
1.2. invisible homes is operated by Threshold Row Ltd, trading as invisible homes, a company registered in England and Wales (company number 17484128). Our registered office is 66 Paul Street, London EC2A 4NA and our VAT number is GB531217527. In these terms "we", "us" and "our" mean Threshold Row Ltd.
1.3. You can contact us at [email protected] or by post at our registered office.
1.4. By starting a Premium membership you agree to these terms. Our Terms of Use, Privacy Policy and Refund Policy also apply. If anything in these terms conflicts with our Terms of Use, these terms apply to your Premium membership.
2. Definitions
- Premium means the paid membership described in clause 3.
- Member, you and your mean the individual who holds the Premium membership.
- Listing means a property made available through invisible homes.
- Billing period means one month on a monthly plan or one year on an annual plan.
- Free month has the meaning in clause 6.
- Early Access has the meaning in clause 12.
- Premium-only Listing has the meaning in clause 13.
3. What Premium gives you
3.1. While your Premium membership is active you get, in addition to everything in the standard service:
- (a) Premium-only homes: access to Listings that an agent has chosen to make available to Premium members only; and
- (b) Early Access: you see new off-market Listings before standard members (see clause 12).
3.2. The standard service (browsing off-market Listings, personalised matches and contacting agents) remains available to you and to all registered users at no cost.
4. Eligibility
4.1. You must be at least 18 and live in the United Kingdom, and you must be using Premium as a consumer, for your own property search and not in the course of a business.
4.2. You must give accurate registration information and keep it up to date.
5. Becoming a Premium member
5.1. Your Premium membership starts when you complete checkout. Before you confirm, checkout shows you the plan, the price, whether your first month is free, and the date and amount of your first payment.
5.2. Payments are processed by our payment provider, Stripe. We do not see or store your full card details.
5.3. We will confirm your membership by email, with a copy of these terms or a link to them.
6. Your free first month
6.1. Most new members get their first month free. The free month can be claimed once per person and needs a verified mobile number, so it is not available on every sign-up. Checkout will tell you whether it applies.
6.2. Where the free month applies, you give us a payment card when you subscribe but nothing is charged for the first 30 days. If you cancel during the free month, you pay nothing.
6.3. We will email you a reminder before your free month ends, telling you the date and amount of your first payment and how to cancel.
6.4. If you do not cancel, your first payment is taken automatically when the free month ends.
7. Price and payment
7.1. Premium costs:
- Premium Monthly: £29.99 per month; or
- Premium Annual: £239.99 per year (equivalent to £19.99 per month).
7.2. All prices include VAT at the current rate.
7.3. Payment is taken in advance for each billing period using the payment method you give us.
7.4. If a payment fails, we will tell you and retry the payment. Your Premium access continues for the period you have already paid for. If we still cannot collect payment, your membership will be cancelled and your account returns to the standard service. You will never be charged for access you did not receive.
7.5. We may change the price of Premium. If we do, we will give you at least 30 days' notice before the change takes effect, and the new price will only apply from your next renewal after that notice. If you do not want to continue at the new price, you can cancel before it takes effect.
8. Automatic renewal
8.1. Premium renews automatically at the end of each billing period at the price then in force, until you cancel.
8.2. If you are on a monthly plan, we will send you a reminder at least every six months that your membership is continuing, with the price and how to cancel.
8.3. If you are on an annual plan, we will remind you before each renewal, telling you the renewal date, the price and how to cancel.
9. Your right to cancel and get a refund (cooling-off)
9.1. As a consumer you have the right to cancel within 14 days of purchase.
9.2. If your first month is free, cancelling within the free month means you are never charged.
9.3. If you subscribe without a free month, or your first payment has already been taken, you can ask for a full refund of that payment by contacting us at [email protected] within 14 days of the payment being taken.
9.4. If your annual plan renews, you can cancel within 14 days of the renewal payment and we will refund that payment in full.
9.5. Refunds are made to the payment method you used, within 14 days of your request.
10. Cancelling and ending your membership
10.1. You can cancel Premium at any time from your account, under Premium, then Manage subscription. You can also cancel by emailing [email protected].
10.2. When you cancel:
- (a) future payments stop;
- (b) you keep Premium until the end of the period you have already paid for (or until the end of your free month); and
- (c) after that, your membership ends and your account returns to the standard service. We will not charge you again.
10.3. Outside the situations in clause 9, we do not give refunds for the unused part of a billing period, except where the law requires it or where something has gone wrong on our side (for example a billing error, a duplicate charge, or a fault that stopped you using Premium). Please contact us and we will put it right.
10.4. When your membership ends, Premium-only homes and Early Access stop being available. We do not remove your saved searches, favourites or account data.
11. Our Refund Policy
11.1. Our Refund Policy at invisiblehomes.co.uk/refund-policy explains the same rules in summary. If the two ever differ, the version more favourable to you applies.
12. Early Access
12.1. Early Access means Premium members see new off-market Listings before standard members.
12.2. We set the length of that head start and may change it from time to time. We do not promise a particular period of advance access, and the value of Early Access depends on the Listings available at any time.
13. Premium-only homes
13.1. Some homes are made available to Premium members only, at the choice of the listing agent.
13.2. Whether any Premium-only homes exist at a given time, and whether any match what you are looking for, depends on the agents we work with and the homes they list, and is outside our control. We do not guarantee a particular number of Premium-only homes, or that any will suit you.
14. No guarantee of finding a property
14.1. Premium gives you earlier and wider access to Listings. It does not guarantee that you will find, be offered or buy a property. Decisions about viewings, offers and sales rest with the agents and their clients.
14.2. We are not an estate agent. Property details are provided by the listing agents and we do not verify them. Please check all details with the agent before making any decision about a property.
15. Your account and confidentiality
15.1. Your membership is personal to you. You must not share your account, or your access to Premium-only homes, with anyone else.
15.2. Premium-only Listings are shared with you in confidence so that you can consider buying the property for yourself. You may share them with your partner or family, anyone buying with you, and your professional advisers, but you must not publish them or pass them to anyone else.
15.3. We may suspend or end your Premium membership if you break this clause 15.
16. Changes to Premium or to these terms
16.1. We may improve, change or withdraw features of Premium. If we make a significant change that is to your disadvantage, we will tell you in advance and you may cancel and receive a refund for any period you have paid for but not received.
16.2. We may update these terms from time to time. If we make a material change, we will give you at least 30 days' notice by email before it takes effect.
17. Suspension and termination by us
17.1. We may suspend or end your Premium membership if you break these terms or our Terms of Use, misuse the service, or fail to pay.
17.2. We may also stop offering Premium altogether. If we do, we will give you at least 30 days' notice where we reasonably can.
17.3. Where we end your membership through no fault of yours, we will refund the unused part of any period you have paid for.
18. Our responsibility for loss or damage
18.1. We do not exclude or limit our liability where it would be unlawful to do so. This includes liability for death or personal injury caused by our negligence, for fraud or fraudulent misrepresentation, and for breach of your statutory rights as a consumer, including under the Consumer Rights Act 2015.
18.2. Subject to clause 18.1, we are not liable for losses that were not foreseeable, for losses caused by events outside our reasonable control, or for any business losses. Premium is supplied to you for private use only.
18.3. Subject to clause 18.1, our total liability to you in connection with Premium is limited to the amount you have paid us for Premium in the 12 months before the claim.
19. Your personal data
19.1. We handle your personal data in line with our Privacy Policy. Stripe processes your payment data under its own terms and privacy policy.
20. Members who joined before 19 October 2026
20.1. Until 19 October 2026 invisible homes was operated by Invisible Homes Limited (company number 10844027). On that date Threshold Row Ltd acquired the invisible homes business, and Premium memberships taken out before then continue with Threshold Row Ltd on these terms. Your plan, price and renewal date are not affected.
21. Complaints and contact
21.1. If something is wrong, email [email protected] and we will try to put it right. Nothing in these terms affects your statutory rights.
22. Other important terms
22.1. These terms are between you and us. No one else can enforce them.
22.2. If a court finds any part of these terms unenforceable, the rest continues to apply.
22.3. If we do not enforce any of these terms straight away, we can still enforce them later.
22.4. We may transfer our rights and obligations under these terms to another organisation. We will tell you if we do, and your rights will not be affected.
23. Governing law
23.1. These terms are governed by the law of England and Wales. You can bring proceedings in the courts of England and Wales. If you live in Scotland or Northern Ireland, you can also bring proceedings in your local courts.
